Hi Everyone,

Hope you are well! We will be off camping in a week's time, so I am really hoping the weather changes soon! Can't believe the kids are just about out of school already. Where does the time go! I just attended my last child's kindergarten graduation on Friday night, so that was kind of sad... all will be in full time come September! And my oldest boy will be changing schools in the fall (he has been at the same one since kindergarten)... he was accepted to an elite hockey school... so big changes coming up!

Anyway, on to business!

  1. US JOINT VENTURE PACKAGES - $47,500 FOR 5 HOUSES!
    I am excited to announce that we finally have some packages together on some homes for JV in the US!

    I have attached 3 packages. These are packages of 5 houses each. They are $47,500 each (for the package of 5 houses) to come in as a JV (plus closing costs of $250 per house). We will be doing some renovations and setting up management companies, etc. in order to sell them as a turn-key projects to investors who want to hold and cash flow them with everything in place... and we will bulk some of them out. Therefore, this JV is for a flip... we (being myself/my partners and you) may decide to hold one or two if it makes sense. The plan is for your original investment to be returned firstly, then profit is split 50/50 after that. You can expect this investment will run approx. 6 months. We, being myself and my partners (from Calgary and a team from the States), will be doing all the work. You supply the funding in order to purchase the product.

    We expect these will be gone very quickly so please contact me asap if you have interest and want to hear more about how it all works. Also, you can just purchase a package outright if you prefer for $75,000 for a package of 5.

  2. Private Funding - Large Deals
    We are working with private funds for financing and just received a new product that will finance up to 100% worldwide (including the US) on assets between $4 - $9M qualified solely on the numbers of the building! We are just trying out this private funding ourselves so thought we would pass the information along in case you are looking! They will also fund on very large projects much higher than the above. If you are looking for private money for funding, let me know. I would be happy to put you in contact with them.
  3. Forest Heights Property For Sale - $1845 Income
    We have a property that we own in Forest Heights, Calgary that is currently rented for $1395 (house - long term tenants) and $450 (garage) for a total of $1845/month. The property is fully developed, could be suited and has a double detached, fully finished and heated, garage. We have decided to sell this home! We have owned it for 4 or 5 years. The price is discounted to $285K! Great tenants are all in place! Turn key and great cash flow! Please let me know if you want more information.
  4. Multi-Family Properties (Red Deer)
    I have a partner who is selling their multi-family properties in Red Deer! 20 - 60 units. Please let me know if you want any info on these and I can send you what you need. These have already been converted; the numbers work better on them with a plan to sell the units individually over the next year rather than holding.
  5. Puerto Vallarta, Mexico Holiday!
    If you are looking for an awesome place to go on a holiday, a friend of mine has a place on the ocean in Puerto Vallarta that we stayed at and I HIGHLY recommend! It is absolutely beautiful! It is about 1700 sq. ft., corner floor unit with 2 bedrooms, 2 baths and gourmet kitchen. Also, has a great patio facing the ocean and 2 swimming pools. Was great for families! We loved it and all the area surrounding it... had a great time! Let me know if you want more info and I will put you in touch with him!

Hi Everyone!

I hope you are all doing well! I was going to say, nice to see the weather getting better... until we got our big snow storm on Friday! I guess we just can never tell at this time of year.

Well, the boy's hockey is now over for the season, so all of a sudden we have some TIME on our hands!

So, thought I would pass along the following opportunities:

  1. I have a friend who owns 4 multi-family properties (3 in Edmonton and 1 in Calgary) who is looking to sell and willing to get creative! The Calgary building is 12 suites and the Edmonton ones are 20 - 24 units each. Please let me know if you want any info on these and I can put you in contact with her directly.
  2. We have a property that we own in Forest Heights, Calgary that is currently rented for $1395 (house - long term tenants) and $450 (garage) for a total of $1845/month. We have decided to sell this home! We have owned it for 4 or 5 years. The price is $299K. Great tenants are all in place! Turn key and great cash flow! Please let me know if you want more information.
  3. Two of my Coaching students have another AWESOME property under contract (a foreclosure) in Marlborough, Calgary. This is a fixer-upper although some of the work has been completed (main floor bathroom, laminate flooring, etc.). There will be approx. $20K in repairs unless you are handy and can do the work yourself to make additional profit! The building will be selling for approx. $55,000 under market value (ARV) so great profit to be made! If you want more information, please let me know. We are just getting the details ironed out!
  4. My next Mentorship Coaching Program will begin on May 20! I have attached the information to this email. You are welcome to speak with my first group of students who have just about completed their coaching! They have done AWESOME and have learned a lot! They are all on their way to building a great new business! I will only be taking on 5 new students for this next program, so let me know asap if you are interested or would like to speak to me further about it! I would love to help you move your business forward and teach you how to begin working with foreclosures, RRSP's, Joint Ventures, etc. in 2010!!!
  5. Dan, my husband's, schedule has opened up a bit and he has decided to take on a few new renovation jobs! Therefore, if you have a reno to do, basement suite to develop, upgrading to a property, etc. please give Dan a call at 403-471-3337 and he would be happy to take care of you! He is very experienced in all areas of renovations! He manages and oversees all renovations on ALL of our properties and has owned his own construction company for over 20 years.
  6. If you are looking for financing, especially for very large project of $1M plus (1st or 2nd mortgages), we have started working with a new group that will finance up to 100% with private funds! If you or anyone you know is interested, I can make the introduction and put you in contact with them. The larger the deal, the more inclined they are to finance. They will finance developments, multis, shopping centres, hotels, etc... so full service!
  7. We have currently moved into a joint venture relationship with a group out of the US to purchase REO houses (bank owned foreclosures) in packages to sell them at great discounts. If you are interested in funding these deals in joint venture and sharing in the profit, please let me know so that I can go through what this new venture is all about! Also, if you are interested in purchasing investment property at significantly below market in the US, I have started a Canadian buyers list so that we can send you properties as they come available.
  8. We are also in the process of analyzing larger commercial deals (strip malls, shopping centres, multi-family, etc.) in Canada that we are looking for joint venture partners on with great CAPs! If you have interest in investing in these projects I can put you on our larger partner list so that I send you the information as soon as an opportunity becomes available! Hello Everyone!

Hope you all had a wonderful Christmas and New Years with your family! Seems like Christmas is a million years away already! Boy how time flies.

We are going crazy with hockey and dance schedules right now, but loving it! I have also been managing one of my sons' hockey teams and coordinating tournaments for both boys teams so it has kept me on my toes lately... but has been so much fun. Maybe a break in the action from running my businesses! :)

Well, speaking of business, we have a few things in the works right now that I thought you might be interested in.

1) Mentorship Program 2010

I am off to Vegas for Ron Legrand's Commercial Real Estate course at the end of January. Decided to take a bit of extra time to go shopping, etc. with all my winnings that I am going to make while I am out there! (the power of positive thinking!) So, I have postponed my next Mentorship Program. It will begin on February 23rd and run until July 13th, 2010.

The first session has been going extremely well and I have found that I absolutely LOVE teaching! Every week we have been moving forward! Would love to put you in contact with the clients I have been teaching over the last few months so they can tell you about their experiences so far!

With this program, you will have a 2 hour conference call per week with myself teaching you everything I know about real estate and giving you homework each week in order to move you forward as quickly as possible! Firstly, you will learn how to set yourself up for JV's and Quick Turn Flips - how to set up your companies, insurance, logos, business cards, etc. Everything, including my contacts, in order to be ready to move! Within the first few weeks, you will be ready to go.

We will move in to In-Depth Marketing Campaigns and exactly how to do this, Foreclosures, Lease Options, Agreement for Sales, Assignments, Contracts, Joint Ventures, RRSP 2nd Mortgages, When to Buy & Hold and When to Flip, Who to Flip To.... the list goes on and on! I will Analyze Your Current Portfolio and make suggestions as to where to go with it from here. You will also have time with my husband, Dan, who will teach you Landlording, Management and Renovations. He and I will be there throughout this process to guide you and move you forward in several directions with your real estate business. So that you can make $ NOW and build your wealth for the future!

MOVE YOUR BUSINESS FORWARD now! What a great time to start... the beginning of a new year, 2010! Imagine where you will be by Christmas next year!

2) Exciting Eagle Peak Presentation Tomorrow and Wednesday evening! I will be there on Tuesday night ... sorry for the late notice! If at all possible, come out to see all the exciting new developments that are happening with this company! I have a lot of faith in this company and therefore, have invested a great deal of my own money in to it! Take a look at the attachment which will explain why I have invested here. You can invest your RRSP's into this opportunity.

For new investors, this is what I am being told:

  • They will still receive MMR and RRR shares with their EPR shares but only for another 4-6 weeks. After that MMR/RRR will be closed.
  • Price of EPR shares will definitely go up after either a sale to the Chinese or we raise the funds for the Dome.
  • A sale of a property or production is inevitable for not only the Dome but probably the Big Onion to the Chinese developer.
  • The seed stock shares (.20 cents) are still available to share holders for RRR.

4) Duplex for Sale - Killarney, Calgary

We are currently selling our duplex in the VERY desirable neighborhood of Killarney! Each side is 1445 sq. ft. (up & down) and has 3 bedrooms, 1.5 baths, HUGE kitchen and living room and private laundry room. Both sides are currently rented for $1250 & $1245 plus there is a double detached garage that has a divider in the middle with 2 single doors. One side is rented for $100/month and the other side we have used for storage. Therefore, total rents are $2695 (if you rent the other side of the garage).
The value of the property is approx. $650K. We will sell NOW before we list for $630K (firm)!

5) 4 Plex Joint Venture Partner Needed

We are just putting a deal together on a few 4 plexes and are in need to new Joint Venture Partners! We have several of our current partners that we can put you in touch with as a reference! Make cash flow and appreciation... let us take care of ALL the work including sourcing out the deals, closing them with our team, managing the tenants and renovations through out the years, conversion and selling of the properties!

Should you be interested in hearing more, please let me know. I would love to meet up for coffee and show you a presentation on what we are about, what we have done and what we are looking to do in the future!

With us you are usually able to buy almost double the properties as what you could on your own because of the RRSP lenders that we work with on a on-going basis. We are able to place 2nd mortgages with our investment partners in order to pull cash out to purchase more property.

Need a minimum of $150,000.

6) Invest Your RRSP's in Secure 2nd Mortgages!

We are currently looking for a few RRSP Mortgages between $50,000 - $100,000 to place securely on a few of our 4 plexes in Red Deer. We will need to place these funds in the next few months. We are offering you a 12% consistent, non-fluxuating return on this investment! I would be happy to provide the names of ANY and ALL of my current lenders (we have many of them) so they can tell you their experience working with us investing their RRSP funds in 2nd mortgages! In the 7 years we have been investing people's RRSP's as 2nd mortgages on our properties, we have NEVER missed a payment yet!

Please let me know as soon as possible if you are interested in finding out more information so I can send you more detailed info on the properties.

Well, my apologies for the very long email! If you got this far, thanks so much for taking the time to read through all this. As I said above, I will be attending Legrand's Commercial Course in Vegas in a few weeks. As we have been in commercial for a few years now, we are looking for creative ways to cash in on this market... including in the States. We are also getting back in to foreclosures in order to provide our investment partners under valued properties once again... which was our specialty before the market turned and there were no foreclosures any more! Well, I assure you there are many right now!

Merry Christmas, Everyone!

Wow! Hard to believe it is here already! Where does the time go???

The kids are done school now and we have a big hockey tournament this weekend. Between the two older boys, we have 2 ice times today and 4 tomorrow, so will be a busy weekend. But so much fun!

We will head out to my parents cabin between Christmas and New Years for a few days. The kids love it as my dad always floods an area on the lake for hockey and skating! Then of course, there is skidooing, tobogganing, bon fires and quads! Wonderful memories for the kids to enjoy with all their cousins...

I hope that you are all able to get some much needed rest over the holidays and spend many hours enjoying some family time as well!
